Sky Ala Moana | Resales Now Available
Sky Ala Moana is twin tower project located at 1388 Kapiolani Blvd in the Ala Moana neighborhood. Its main residential tower is 43 stories tall and opened in Oct of 2023. The building is pet friendly and allows 2 pets up to 60 pounds. At Sky Ala Moana there are a mix of 1 and 2 bedroom units that will all come with a lanai. The units on the 8th floor will have their own garden/terrace that will have an actual enclosed yard and direct access to the amenity deck. There were also a small handful of combination units where original owners could buy two side-by-side units and make it into a 3 bedroom unit. The West tower is the residential tower and the East Tower is the condotel portion where owners can have their unit managed by the Renaissance hotel program. Owners who own in the West/Ewa tower will not be able to put their unit into the hotel rental pool and will have a 30 day minimum rental period. Units are now being resold and are available if you are interested in purchasing a unit.

Units Pricing and Breakdown
Sky Ala Moana developed by the Avalon Group; is a twin tower building. The Ewa/West tower will be for sale and will have 390 units offered to the public at market prices. There will be 176 one bedrooms and 214 two bedroom units available. There will be 30 guest stalls and parking for the hotel will go up to the 3rd floor. Parking for residents will start after the hotel parking levels and continue to the 7th floor.
The East/Diamond Head tower will be the hotel portion of the project. There will be 300 units and include studios, 1, and 2 bedroom units. A portion will be sold and the remaining units will be kept in the Renaissance hotel program. Owners who buy the west tower will not be able to put their unit into the hotel rental pool and will be required to have a minimum 30 day rental. If a buyer purchases a unit in the east tower, they may put it in the hotel rental pool and rent it on a short term basis.
The "Sky Flats" will be the affordable portion of the project. There are 84 affordable units ranging from studios to 2-bedrooms. These units are significantly smaller and do not come with parking (parking has to be purchased separately). In addition, affordable unit owners cannot use the amenities. The affordable hold restriction varies and is either 10 years, 20 years, or 30 years.
Sky West:
Market Units: 390 Units

Sky East:
Affordable Units: 84 total in the east tower on the lower floors.

Maintenance Fee: $0.95 per sq ft and will include water, sewer, cable, and internet (this is the original maintenance fee for the West Tower).
The Lobby of Sky Ala Moana will be very modern and chic. There will be a drop off area and on the street side there will be commercial retail spaces.
Residence Features
The units at Sky Ala Moana West will be either a 1 or 2 bedroom floor plan. All units will have a lanai, floor to ceiling windows, Bosch appliances, Grohe fixtures, and a silestone quartz countertop. There were also additional upgrades offered by the developer which included, toto toilets, hard flooring instead of carpet, and Sub Zero and Wolf Appliances instead of Bosch appliances. 
The Amenity Deck
At Sky Ala Moana, owners will be able to enjoy a 53,900 sq ft amenity deck known as "The Sky Terrace." It encompasses the entire footprint of the project and is beautifully landscaped by Brownlie & Lee. The amenity deck has a wide array of amenities. There are beautifully curated spaces both indoor and outdoor that will allow for large social gatherings to small intimate gatherings. At Sky Ala Moana you will find one of the largest pools on the island, multiple jacuzzis, cabanas, bbq areas, a children's play area, gym/fitness center (both indoor and outdoor), spa areas, dog park, meditation garden and a great lawn.
Sky Ala Moana Project Location
Sky Ala Moana is located at 1388 Kapiolani Blvd right between the Pacific Guardian Tower and the proposed Hawaii Ocean Plaza. It will also be located on the ocean/makai side of Sams Club and Walmart and across the street from The Central Ala Moana. Sky Ala Moana will also be one of the many new condos along the Kapiolani Corridor and will be just a short commute to the Ala Moana Shopping Center.
